We proceed to the rehabilitation of the office building located at number 278 of Madrid's Paseo de la Castellana (former Repsol headquarters from year 1.991 to 2.013) in front of the CTBA (Cuatro Torres Business Area). It is located 500m west of the Metro station (line 10) and Cercanías de Chamartín and 600m south of the La Paz hospital.

The plot is inserted in an apple bounded by Paseo de la Castellana to the west, Manuel Caldeiro street to the north, Mauricio Legendre street to the east and Daniel Vázquez Díaz street to the south. Rectangular (73 x 177 m) and practically north orientation on its larger side, it is located in the southwest corner, bordering the north with the Castellana 280 offices and to the east with several residential blocks and the Seat Castellana Motor concession, with a floor area of ​​8,550 m2 practically flat, with a slight slope to the south.

The building sits on the northeast side of the plot, leaving a free strip like covered porch to the west and a garden square to the south. It occupies a constructed area of ​​27,850 m2 distributed in 6 floors (2 of them below ground level). The ground floor is intended for offices and two commercial premises located on both sides of the main access. The first to third floors are intended for the exclusive use of offices while the two basements have a total of 295 parking spaces between vehicles and motorcycles.

The offices occupy a floor area of ​​3,900 m2 and has a landscaped exterior square of 2,180 m2, an indoor covered patio of 830 m2 and a garden of 470 m2 in the northeast corner.

The main objective of the intervention is to reform and condition the building to update its facilities. The building, owned by Metrovacesa, was empty with the relocation of the Repsol headquarters to its new offices in Méndez Álvaro, adapting the building to the existing regulations in terms of buildability, extractions, evacuation ... also giving a review and general cleaning of the property .

In the same way, it seeks to obtain the maximum LEED certification through the Spain GBC (Green Building Council), a private non-profit organization committed to a prosperous future through sustainable buildings that save energy.

One of the premises is at the corporate image level: to express to the exterior the important interior reform undertaken through the use of materials, supports, light, etc. Finally, the separation of access between the offices and the new commercial premises, delimiting the access roads and segregating the areas of stay.

All these intentions are summarized in the following lines of actions:

Main access 
Prolongation of the floor of the hall and reception to the edge of the plot as a carpet as an extension of the common areas of the building, placing some planters that function as an element of separation between the commercial terraces and the main access; replacement of perforated sheet metal by glass in the canopy to give protection to users at the entrance and exit to the building and the renovation of the glass front that divides the hall and the street on the ground floor for greater visual permeability.

Commercial 
premises The facades are set back on the ground floor in the north and south elevations, replacing the curtain wall inwards with covered terrace spaces, paving these porches with a gray granite flooring and renovating the ceiling with wood to offer greater comfort and warmth in this area; recreciendo the lateral pillars to match them to the rest of the building and removing the unused evacuation staircase located on the side facade to avoid visual obstacles to the street.

Square and terraces
The existing vegetation is replaced by native plants resistant to extreme temperatures selected according to the climate (evergreen shrubs, perennial, bulbous and crasas and climbing) of low maintenance and with a reduced consumption of water for the creation of a sustainable garden; there is a bicycle parking area to the right of the main access; a new access road to the commercial premises is opened from the plaza to the south through a ramp; the ventilation chimneys of the garages are adapted; a new exterior lighting system is proposed with low consumption luminaires (LED);

Hall and reception 
The entrance to the building is renewed to give an avant-garde image of the company through the access elements, counter layout and finishing materials (white stone floor with vinyl walls and white glass ceiling in hall and parquet floor industrial bamboo floor, walls and ceiling with resin counter in reception.

Hallways and common areas
We proceed to have a covered access to the lobbies of elevators and stairs on the ground floor (now you have to go through the outdoor patio) for greater climatic comfort; new evacuation routes are arranged from the halls towards the garden and the square; access to the services is facilitated from the hallways of the floor (currently the toilets are inside the office areas themselves), toilets adapted for the disabled are available (nonexistent now) and all vestibules, corridors and staircases of the building with new finishing materials (vinyl walls on stairs, white glass walls and galvanized sheet and textile ceiling in halls, floors, walls and ceilings in office accesses), renovation of interior lifts (floors, doors ...), low consumption,

Patio 
Once the patio has been arranged as an independent element (accessing the halls through a perimeter corridor as if it were a cloister), the central platform is lowered to a height of -0.90m to give a greater amplitude and make the areas of step with respect to the offices on the ground floor, creating elevated platforms with stairs and access ramps, covering the entrances with glass pergolas, leaving a 2.80m perimeter skirting with vegetation that functions as a visual filter, the 6 sections of old evacuation stairs of the unused walkways, the panoramic elevators (floors, doors ...) are renewed and covered with new finishing materials (white stone in floors and industrial bamboo parquet in breastplates).

Garden 
Once the air extraction caissons of the basements have been rearranged, relocating to the south the central chimney in the space between the curtain wall and the enclosure of the offices after eliminating the last section of the old evacuation stairs, the vegetal species are replaced by new ones under the same criterion as those located in the square leaving steps for the transit in case of evacuation of this building or the adjoining one.

Offices 
The underside is covered with plasterboard and a false ceiling and a 60x60 registrable technical floor are installed that house all the necessary installations (electricity, lighting, air conditioning, telephony, internet ...) to provide homogeneous service to the future jobs, offices, meeting rooms, etc. of all the plants.

Parking 
The necessary works are carried out to adapt the parking spaces in the two floors below ground, locating the necessary spaces to locate the rooms of facilities and the changing rooms for use by the employees.

Facades 
Replacement of broken glass

Deck 
Removal of glass in breastplates and covers of the perimeter and cleaned of the truss that supports the covering of the interior patio.
